Do I need my own real estate agent if I’m buying a Visionary Homes property?

How does financing work for a new construction or quick move-in home?

You can shop for your own mortgage on a new construction purchase just like a resale home. The main difference is timing: builders often want a lender preapproval before you lock in a lot or floor plan, and closing dates are tied to the construction schedule rather than a fixed calendar date.

Do I need 20% down to buy new construction?

No. Conventional loans allow as little as 3% down and FHA requires 3.5%. Much of Cache Valley also qualifies for USDA loans with 0% down. The right program depends on the specific community and home price, so it’s worth reviewing your numbers before you get too far into the builder’s process.

Can I use my own lender, or do I have to use the builder’s preferred lender?

You’re free to use any licensed lender you choose. Builders sometimes offer incentives for using their preferred lender, so it’s worth comparing that offer against your own rate and terms before deciding.
