Smithfield, UT Mortgage Lender Serving North Logan and Hyde Park
Smithfield, North Logan, and Hyde Park sit side by side on the north end of Cache Valley, and most of the buyers I talk to up here are shopping all three at once. I live in North Logan myself, so this is my own part of the valley. I’m Caleb Adams, a licensed mortgage broker, and I work directly with every client from the first conversation through closing.
This page covers what it costs to buy on the north end right now, how the three towns differ from a financing point of view, and the loan options that tend to fit the homes here.
Three towns, one search
On a map these towns run together along US-91 and the east bench, but the housing isn’t identical, and that changes how I structure loans.
Smithfield
Smithfield is the largest of the three. The Census Bureau estimated its population at 15,153 as of July 1, 2025. You’ll find older homes near the historic center, plenty of 1990s and 2000s subdivisions, and newer construction on the edges of town. That mix means a wide range of price points and loan types in a single city.
North Logan
North Logan sits directly north of Logan at the foot of Green Canyon. Most subdivisions were built from the 1990s on, lots tend to be larger than central Logan, and it’s the shortest commute of the three to Utah State University and Logan employers. I wrote a full North Logan homes and neighborhoods guide if you want the details.
Hyde Park
Hyde Park is the smallest and quietest of the three, with a lot of larger and newer homes. It’s typically the most expensive of the three on a typical-value basis, which puts more buyers into higher loan amounts and makes the difference between loan programs matter more.
What homes cost on the north end
These are the most recent figures I could verify. Small towns have small sample sizes, so one or two big sales can swing a monthly median. Use these as a range, not a budget.
- Smithfield: Zillow’s typical home value was about $466,800 as of August 31, 2026 (up about 2.5% year over year). Redfin reported a median sale price of about $506,200 for the three months ending August 2026, with a median of 58 days on market.
- North Logan: Redfin reported a median sale price of about $445,700 for the three months ending August 2026 on only 23 sales, down 17.1% from a year earlier. With that few sales, I’d read the drop as a shift in which homes sold, not a 17% price cut. Ownwell’s April 2026 report puts North Logan’s median home value around $568,700.
- Hyde Park: Zillow’s typical home value was about $579,700 as of August 31, 2026 (up about 4.0% year over year).
Homes in Smithfield and North Logan have been taking roughly eight weeks to sell on median, according to Redfin. That’s more breathing room than the market had a few years ago, which can mean more room to negotiate on price, repairs, or seller-paid closing costs. I’ll show you how a seller credit could lower your cash to close or buy down your rate.
Property taxes on the north bench
Utah’s primary residential exemption means you pay property tax on 55% of your home’s market value, not 100%. Ownwell’s April 2026 data puts Cache County’s median effective property tax rate around 0.43%, and North Logan’s around 0.42%. On a higher-priced home in Hyde Park or North Logan, that keeps the tax portion of your payment far lower than many buyers moving from other states expect.

Loan options that fit north-end homes
Conventional loans for move-up buyers
A lot of north-end buyers are moving up from a starter home in Logan. Conventional loans are usually the best fit when credit is strong, and your down payment can be as low as 3% for eligible buyers. If you need to buy before your current home sells, I can look at options like using a second mortgage or home equity loan on your current home to fund the down payment.
FHA for first-time buyers
FHA loans start at 3.5% down and are more forgiving on credit. They work well on Smithfield’s older and mid-priced homes. FHA has its own loan limits and property condition standards, so I’ll check both against the homes you’re considering.
USDA, where the address qualifies
USDA Rural Development loans can allow zero down for eligible buyers in eligible areas. Parts of northern Cache County may qualify, but eligibility is set by the exact address and by household income limits, and the maps change. I check each property on the USDA map before you make an offer rather than guessing from the town name.
VA loans
Eligible veterans and service members can buy with no down payment and no monthly mortgage insurance through VA home loans.
Jumbo, self-employed, and physician loans
Higher-priced homes in Hyde Park and North Logan can push some buyers above conforming loan limits, and many owners of local businesses or farms have income that doesn’t fit a standard W-2 box. As a broker, I can compare lenders for self-employed home loans, larger loan amounts, and medical professional home loans for doctors and other clinicians working at the valley’s hospitals and clinics.
New construction on the north end
New subdivisions keep going in across Smithfield and North Logan, and many builders offer incentives if you use their preferred lender. Sometimes that deal is good. Often it isn’t. Before you sign a builder contract, have me price the same loan independently. It takes about a day, and you can compare the two Loan Estimates line by line, including how the incentive is actually applied.
Frequently asked questions
Should I shop Smithfield, North Logan, and Hyde Park at the same time?
Most buyers do. The towns are minutes apart, and your pre-approval works in all three. The main financing differences are price point, whether a specific address is USDA eligible, and whether the home is new construction.
Is Smithfield eligible for USDA loans?
Some addresses in and around Smithfield may be, and some may not. USDA eligibility is determined by the specific property and your household income, and the eligibility map is updated periodically. Send me the address and I’ll check it before you write an offer.
Can I buy a new home in North Logan before selling my current home?
Often, yes. Depending on your income and equity, you may qualify carrying both payments, or you may be able to use a home equity loan or second mortgage on your current home for the down payment. We’ll look at the numbers and risks before you commit.
Do I have to use the builder’s lender to get the incentive?
Builders can tie incentives to their preferred lender. That doesn’t mean it’s the best total cost. Get a Loan Estimate from me for the same home, and compare the rate, fees, and cash to close side by side.
How much are property taxes in Smithfield or Hyde Park?
It depends on the home’s assessed value and local tax rates. As a starting point, Cache County’s median effective rate is about 0.43% according to Ownwell, and Utah’s primary residential exemption reduces taxable value by 45%. I’ll estimate taxes for any specific property when we run your payment.
