Income Documents

Pay stubs for the most recent 30 days, W-2s for two years, and full federal tax returns for two years. Underwriters verify not just how much you earn but how stable it is. Self-employed? Add business returns and 12 to 24 months of business bank statements, and read how underwriters calculate self-employed income before you assume your write-offs disqualify you.

Asset Documents

Two months of statements for every account you will use, all pages, even the blank ones. Large recent deposits need a paper trail; underwriters must confirm your down payment is not borrowed. If family is gifting funds, we provide the one-page gift letter template that keeps it clean.

Identity and History

Photo ID, two years of addresses, and two years of employment history. Divorce decrees or bankruptcy discharges if applicable; neither is an automatic problem, but surprising your lender with them mid-file is.
